For your first month in Buenos Aires, choose a furnished temporary rental with a written agreement stating the dates, currency, full charges and cancellation terms. Use the stay to inspect long-term flats in person; a furnished tourist stay and a permanent-home lease do not necessarily have the same legal purpose or default term.

How long should the first booking be?

Book for the period you need to arrive, see flats and review a proposed long lease, with an extension or cancellation provision you can actually use. Agree on a workable exit or extension clause before paying. If a suitable long lease starts earlier than expected, an inflexible first booking can leave you paying for two flats.

Australian ordinary-passport holders can enter as tourists for up to 90 days, subject to the actual permission granted at the border. That entry does not itself give a right to take Argentine employment or guarantee approval for a rental policy. If you plan to stay beyond the authorised visit, address visa and residence options separately from the accommodation contract. Tourist permission can be extended through Migraciones during its prescribed filing window, but an expiring tourist stay is not a reason to sign a longer tenancy without a lawful stay plan.

Ask for an inventory with the key and appliance condition recorded at handover. Test the internet connection, hot water, locks and appliances while the handover is still in progress, and send any discrepancy through the contact method in the contract. A payment receipt and dated inventory make a later deposit discussion about identifiable damage rather than competing memories.

If a landlord asks for payment before showing the complete address or disclosing who will sign, postpone the transfer. Likewise, a pressure to use an undocumented payment channel, no written cancellation clause or a refusal to identify who handles repairs leaves practical questions unresolved when you are least able to inspect from Australia. Does a furnished booking follow the same law as a long lease?

The Argentine Ministry of Justice's rental guide requires a written lease. Parties can choose the term; if a permanent-home lease omits the term, the default is two years. A temporary lease without a specified term instead follows local custom. A short furnished tourist stay must be evaluated by its real purpose, dates, services and clauses, not by the presence of a bed or the label in an advertisement.

In CABA, AGIP's stamp-tax guidance gives a 0.50% example for commercial or furnished tourist accommodation. That figure does not turn every furnished flat into a taxable tourist lease or establish who pays a charge under a particular contract. Ask for any claimed tax or fee to be itemised with its legal basis before paying it. CABA's prohibition on tenant intermediary commission applies to residential rentals with individual tenants; don't assume the treatment of a tourist-style booking is identical without establishing the contract's actual character.

How to move from the first stay to a permanent-home lease

  1. Use the first days to compare flats at their actual addresses, including travel to the places you need to reach. Palermo is in Comuna 14, Recoleta in Comuna 2 and Villa Crespo in Comuna 15; a neighbourhood label alone tells you neither the building's condition nor its expenses.
  2. Search Buenos Aires rentals on PlataPlace and ask for the lease draft, current ordinary expensas (regular building charges) and accepted guarantee before committing to a move-out date. A guarantee can be property-backed or, if the owner accepts it and the insurer approves you, seguro de caución (rental-guarantee insurance).
  3. Compare the complete terms with the foreigner's long-lease checklist: currency, index, deposit return, charges and early termination. Under current national law, a tenant ending a lease without cause pays 10% of the price of the remaining rental period from notice to the contracted end date. Include that cost when comparing lease terms.
  4. Set the long-lease handover and the furnished-stay exit dates so you can document the condition of both flats. Do not count on an extension unless the temporary landlord has agreed it in writing.

A passport alone will not meet the Argentine DNI requirement for the City's Garantía + Fácil subsidy. A private insurer assesses applicants separately. Local bank account rules may help with paying rent, but an advertised bank policy is not proof a particular app will onboard a newly arrived passport holder.
